Property Manager’s Job Duties:

• Participation in the completion of current building project before eventually managing it.
• Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
• Contracts with tenants by negotiating leases; collecting security deposit.
• Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
• Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
• Maintains building systems by contracting for maintenance services; supervising repairs.
• Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
• Enforces occupancy policies and procedures by confronting violators.
• Prepares reports by collecting, analyzing, and summarizing data and trends.
• Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
• Participate in key result area and key performance indicator review processes to establish area for improvement.
• Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
• Assist in the supervision of upcoming construction.
• Marketing of property off plan.

Qualifications/Experience:

• 5 years related experience in the real estate Industry.
• BSC or HND holder in civil engineering, Architecture or any related course
• Minimum of  upper Credit
• Certification or Msc in project management is an added advantage
• Experience in the local property market and Real Estate Management
• An Understanding of both local and national real estate market
• Has a good understanding of the business environment and the impact their behaviour has on the reputation of the company.
• The ideal candidate must be resident in Abuja

Skills:

• Must be able to communicate clearly and professionally in written and oral form      to both internal and external clients
• Proven ability to build strong client relationship
• Competent in the use of property management/project management software
• Must be multitask-ed, able to joggle jobs
• Experience in all areas related to building e.g. plumbing, electricity etc
• Initiatives and Confidence
• Sets goals and strives to achieve them with enthusiasm and determination
• Generates and acts on new ideas that add value to business, look at different ways to solve problems and address difficulties
